As a leaseholder you are responsible for the care and maintenance of your own flat. However, it is generally the freeholder’s responsibility to ensure the maintenance of the property itself including all common areas. Although arranged by the freeholder the cost of this maintenance is paid for annually by the leaseholder; this is what is known as a service charge.
In most cases the freeholder will appoint a Managing Agent to organise the maintenance of the common parts and collection of service charges. It is important that you know who your Managing Agent is as this is who you must contact if you need to report a repair or any other issues. If you don’t pay a service charge then please report the repair to ACME Developments (UK) Ltd and a member of our team will arrange for a quotation for the repair and then invoice you for this in accordance with your lease.
